Assessor sends our 2015 Notice of Value statements

FLORENCE, AZ – The 2015 Notice of Value statements were mailed to property owners in Pinal County on Friday, February 21, 2014.  Due to the strong recovery in home prices last year, many property owners may see an increase in their assessed value.

A rise in values for 2015 does not automatically mean an increase in property taxes next year.  The amount a homeowner pays in 2015 taxes is determined when each individual taxing authority and special district set their levies and tax rates in August of next year.  If the levy (portion of the budget collected through property taxes) is the same or similar to the year before, then property taxes should not change by much.  If a taxing authority raises their levy substantially, the property tax from that individual agency could rise accordingly.

Proposition 117 takes effect for the 2015 notices and for next year’s tax bills.  All property taxes, from next year forward, will be based on the Limited Property Value (LPV), which in most cases can only increase by 5 percent per year.  The Full Cash Value (market value) is still listed for each property but taxes will no longer be based upon this number, starting in 2015.

The deadline to file an administrative appeal of the valuation or legal class on the 2015 notices is April 22, 2014.  More information on the appeal process and the required forms can be found on the Assessor’s website at www.pinalcountyaz.gov/assessor.
